A holding deposit of up to one weeks rent, is payable to take the property off the market.
A Tenancy Deposit of 5 weeks rent is payable in cleared funds prior to the Tenancy start date.
Rent in advance is limited to one month’s rent for new tenancies.
Sherwoods offer 3 different services to the landlord:
Full Management -Our Full Management fee is 12% + VAT of the annual rent. Calculation: Monthly rent × 12 × 12% + VAT (20%) invoiced annually
Introduction & Rent Collection - Our Introduction & Rent Collection fee is 10% + VAT of the annual rent. Calculation: Monthly rent × 12 × 10% + VAT (20%) invoiced annually.
Introduction Only - Our Introduction Only fee is 8% + VAT of the annual rent. Calculation: Monthly rent × 12 × 8% + VAT (20%) invoiced for the first 12 months.
Agreement Administration fee £250.00 including vat (£208.33 excluding vat)

Arrangement of Energy Performance Certificate £85.00 including vat

Tenancy deposit dispute resolution, arranging for the submission of and responding to a tenancy deposit dispute with the DPS £120.00 including vat (£100.00 excluding vat)
Arranging and signing of a tenancy deposit statutory declaration for the DPS £120.00 including vat (£100.00 excluding vat)
Additional visits or spot checks made to the property on request of the landlord £80.00 including vat (£66.87 excluding vat)
Shopping fee for purchases on behalf of the landlord £50.00 including vat (£41.67 excluding vat)
Project management on behalf of the landlord for any major works exceeding £500.00 plus vat (£600.00 including vat) 12% of the contractor s invoice including vat.
Key cutting will be charged at the contractor s invoice plus £30.00 including vat (£25.00 excluding vat)
Fee for arranging the check in, check out and inventory £60.00 including vat (£50.00 excluding vat)
Prehistoric accounts recovery £100.00 including vat (£83.33 excluding vat)
If a carbon monoxide detector is not present fee of £30.00 including vat (£25.00 excluding vat) will be charged plus the contractor s invoice.
If a smoke alarm is not present fee of £30.00 including vat (£25.00 excluding vat) will be charged plus the contractor invoice.
Sale of a property to a tenant 2% excluding vat of the sale price.
Rent guarantee insurance £400.00
Tribunal costs for the challenge of a section 13 notice – Charged at our professional hurly rate
Section 13 Notice (For our introduction/let only service) £300.00 including vat (£250.00 excluding vat)
Arrangement of Legionella risk assessment £50.00 including vat (£41.67 excluding vat) plus contractor’s invoice.
Professional hourly rate charged at £100.00 per hour.
Contact cancellation fee (during a tenancy) – Where the landlord cancels the Agent’s instructions to provide a Let only, rent collection or full Management Service, the agent will charge the minimum fee that would be payable for their Let Only Service plus any other costs incurred.
